Our Modification Service will help you if you want something extra in your home. As the developer, NCC will offer a quotation for the additional work and modifications you want. The work will be planned together with a customer service engineer and implemented in accordance with the construction schedule.

You can also order additional work and modifications that are not included in the basic price of the apartment. We will issue a separate quotation for such work. If the changes require special designs, we will draw up a binding design agreement before starting work.

Each of our housing companies has a named person, called a Customer Service Engineer, in charge of additional work and modifications. The Customer Service Engineer is familiar with the housing company and can answer your questions regarding modifications. Please make an appointment with the Customer Service Engineer well before the first Modification Work Schedule deadlines because the Customer Service Engineer serves everyone who has purchased a home from the housing company.

Modifications will be done in accordance with the construction site schedule and the material order and delivery times, which is why we cannot implement any modifications requested after the Modification Work Schedule deadlines. NCC Construction Ltd., or a subcontractor we have selected, will implement the modifications and purchase the materials and devices needed. Due to construction period collateral and safety reasons, you cannot order any construction work for your new home from any other contractors.

The costs of modifications are higher than the material price difference for the construction company because extra costs will arise from changing the designs and orders, transportation and other additional work. Our Customer Service Engineer will be actively involved in the planning of additional work and modifications and will be able to tell you how single changes that seem minor will influence the other designs. For example, changes to partition walls or moving appliances often cause changes in the HEPAC designs as well.

Quotation and order

Please submit a written invitation to tender regarding additional work and modifications as soon as possible, and the Customer Service Engineer will send you a quotation by mail. The Modification Work Schedule will show the deadlines for all modifications. However, you may have to wait for up to four weeks because the price and schedule negotiations with suppliers and contractors take time. In order to ensure fluent modification work in all apartments, we will send quotations in the order of urgency the modifications require.

If you approve the quotation, please sign it and return it to the Customer Service Engineer, who will issue an order confirmation. A signed order is binding even if the apartment transaction is cancelled. We will start implementing the modifications when the signed order has been submitted to the Customer Service Engineer.

As the owner of the apartment, you will have the opportunity to inspect and approve the additional work and modifications during an inspection arranged before you move into your new home. If you notice something you want to ask about during the inspection, you can address the issue onsite or you can contact us as soon as possible after the inspection.

Limitations to modification opportunities

As the developer, we must ensure that your home meets all the regulations. This imposes some limitations as we cannot make any modifications that do not comply with the housing company’s articles of association or the building permit. Such modifications include, for example, changes to the exterior face of the building or facilities outside your apartment, as well as modifications requiring a change of the valid building permit. We will not install any materials, products, machinery or devices that do not comply with the regulations or have not been type approved. We do not offer any technically risky solutions and we only use applicable materials. As our customer, you can rely on us offering reliable and functional solutions for the additional work and modifications done in your home.
