Housing design and construction are controlled by several laws and regulations, and housing transactions are controlled by the Finnish Housing Transactions Act. We will naturally comply with all of these. When starting the construction of each NCC Tähtikoti and Aktiivikoti, we place a ten-year collateral for the benefit of the housing company and the future shareholders.
You can reserve your favourite apartment during the preliminary marketing or construction stage. This reservation will be valid for five banking days and is in no way binding on you.
We survey our customers’ interest in the site during the preliminary marketing. At that time, you can make a reservation agreement for the apartment of your choice by paying a reservation fee of EUR 2,000–5,000. The amount of the reservation fee depends on the housing company. Your reservation fee will be returned if the reservation is cancelled. If not, the reservation agreement will be valid until it is time to sign the deed of sale.
The housing company that covers your future home will have been established before the construction begins. There are articles of association and a financial plan for each housing company; more information about these is included in the appendices to the deed of sale. You will have plenty of time to study the deed of sale and the appendices and discuss the transaction with our sales consultant before agreeing upon a signing date.
You can get an apartment for less money if you utilise the loan taken out by the housing company. This means that you will pay a monthly charge for financial costs and thus pay off the share of your apartment of the housing company’s loan. If you wish, you can pay your apartment’s share of the housing company loan before the housing site is completed or at a later date specified by the housing company’s Board of Directors.
Selling price = the sum the buyer pays the seller of shares in a housing company.
Debt-free price = the selling price + the share of the sold shares for the housing company’s loans.
There is no need to pay the entire selling price during the construction period as it can be paid in instalments as the construction project progresses. Please ask your sales consultant for more specific information about the payment schedule of each housing company.
